What is the process of moving in?

About Contracts and Viewing
Are there any age restrictions?
There is no age limit. Our concept share house is not only for those in their 20s and 30s, but we also have many residents in their 40s and older. We hope you will enjoy the multi-generational exchange.
If you are under 18 years old, you must have a parent or guardian sign a contract to move in.
Are there houses available for couples or families?
Many houses can accommodate two people, such as friends, couples, or married couples. Some houses are available for families including children. Please check the property details page.
When is the earliest I can move in after viewing the house?
Once the application form is submitted, it takes about one week to move in, including tenant screening.
Is it possible to move in for a short time?
Minimum stay is 1 month.
Is it possible to move in without a viewing?
We encourage you to visit us for a viewing whenever possible, but if you are too far away to do so, such as overseas, we will do so online.
Do I need a guarantor?
No guarantor is required.
(Guarantor company may be required depending on the property)
What is the type of contract?
This is a fixed-term building lease contract.
A fixed-term lease contract is a contract that expires at the end of the term specified in the contract, without being renewed.
If you wish to re-sign the contract at the expiration of the contract, you may do so after examination.
About Fees
What are the costs involved in moving in?
Initial administration fee and daily rent for the first month (calculated on a daily basis from the date of moving in) must be transferred at the time of signing the contract.
No key money, security deposit, or broker’s fee will be charged.
What is included in the common service fee?
Electricity, gas, water, Wi-Fi, shared space usage fees, common area cleaning fees, and repair fees are included.
Residents do not need to sign individual contracts for gas, electricity, water, internet, etc., making it very easy to start a new life with only a move-in contract.
What are the costs when two people move in?
The rent is for one room and the common service fee is for two persons.
What supplies are provided for common areas?
Consumables used in common areas, such as garbage bags, toilet paper, dishwashing detergent, sponges, rags, and light bulbs, are replenished regularly by the management.
Are there any costs associated with moving out?
Rent will be charged from the date you apply to move out until one month after the date you apply to move out.
(If you apply at least one month prior to the move-out date, no unnecessary rent will be charged.)
Cleaning costs after you move out are included in the initial fee, so there are no cleaning costs when you move out.
(If there are any stains or damages that need to be repaired, you may be billed separately.)
About Common spaces and Facilities
Are common spaces available at any time?
The common spaces are available 24 hours a day. Since everyone has a different rhythm of life, the common space is available without congestion.
However, we do limit the hours of use of the laundry, dryer, and other noisy shared facilities located near the private rooms in order to protect everyone’s peaceful sleep.
What living appliances and equipment are available in the common spaces?
We provide oven range, rice cooker, toaster, electric kettle, cooking utensils such as pots and pans, glasses and dishes, vacuum cleaner, washing machine, etc.

Is there a bathroom (bathtub)?
Bathtubs are available in many properties. Some properties may only have showers, so please check the property details page.
Is there a charge for showers and laundry?
Showers are free of charge in all properties. Laundry may be available for a fee depending on the property. Please check the property details page.
Are there bicycle parking lots or parking spaces available?
Bicycle parking is available at all properties free of charge.
Parking is available at some properties for a fee. Please check the property details page.
Is internet available?
Free Wi-Fi service is provided at all properties.
Is smoking allowed?
Smoking is not permitted in the entire building, including private rooms. If smoking is required, please smoke outside the building and dispose of your cigarette in your own pocket ashtray.
How are common spaces cleaned?
The common spaces will be cleaned by the management on a regular basis.
About Private rooms
Are the private rooms furnished?
Basic furniture and appliances such as air conditioner, desk, chair, bed, refrigerator, curtains, and lighting are provided.
Some rooms are unfurnished. If you wish to move in with your own furniture, please choose unfurnished rooms.
Are the private rooms equipped with locks?
All private rooms are equipped with locks.
Are pets such as dogs and cats allowed?
Available at some properties.

Can friends visit or stay overnight?
There is no limit to the number of visits. They may stay overnight up to 7 days per month free of charge; if they wish to stay for more than 8 days, you must pay a monthly common service fee.

What kind of people live there?
Most of our members are working adults in their 20s and 30s, but we also have people in their 40s and older and from a variety of professions.
Please enjoy the variety of encounters.
How long have you all lived here?
On average, most of our tenants have been here for about two years.
I am concerned about fitting in with the resident community.
A house manager will be stationed at each property to support not only the daily life of the residents, but also to introduce them to other residents and help them interact with each other.
We also have a communication tool exclusively for residents, so you can introduce yourself, read other people’s introductions, and make use of other people’s introductions.
We also hold other events such as social parties on a regular basis. This is a good opportunity to meet each other. Please join us and enjoy communication.
What kind of events are available?
Although each property is different, we have monthly social parties, welcome parties, study groups, etc.
Many residents enjoy using communication tools to interact with each other, such as inviting each other to go hiking or visit events. Events are free to attend, so please enjoy them at your own pace. You can also plan your own events.
